The Working Forum for Future Urban Growth Fronts has examined 10 separate areas that include both Staces Rd with and without a bridge and a recreational lake as possible sites for future urban expansion of Palmerston North City. From the 10 areas studied, four have been identified as 'First Level' options, one identified as 'Second Level' options ... The need for new areas to be included in the residential green field land bank is likely to occur before 2006 if current growth rates continue.
